The access control side – keypads, radio receivers, and intercom modules – is largely interchangeable across both families, but there’s a compatibility gotcha worth knowing before you buy.

LiftMaster’s current receivers use Security+ 2.0 rolling-code protocol. That means a 312HM receiver will not talk to remotes from a pre-2012 system, and a 412HM keypad will not work with a receiver that predates Security+ 2.0. If you have an older LiftMaster operator and you’re replacing just the access control, you sometimes need a bridge receiver or a matched set rather than a single part. We identify the exact part on every job by reading the model label inside the enclosure and checking the logic board revision before we quote anything. Aftermarket equivalents exist for some LiftMaster access control parts, but we have learned to be picky here: the aftermarket keypads are fine in dry indoor applications, but on a West University Place gate post in August, the OEM weather-sealed housings hold up noticeably better.   • Keypad accepts some codes but not others. The unit’s memory is corrupting, usually from moisture intrusion into the board. You might notice it after a heavy rain. The fix is usually a new keypad, not a reprogram that will fail again in three weeks.
  • Remote range drops to a few feet. The receiver’s antenna connection has corroded, or the receiver board itself is failing. If you have to hold the remote against the gate to make it move, the receiver is done.
  • Gate opens on its own without a command. A failing relay on the control board is sticking closed. This is a safety issue, not a nuisance. You need a technician to check the photo-eye and the board before someone or something gets hit.
  • Intercom audio crackles or cuts out. The wire terminals inside the intercom module have oxidized, common in Houston humidity. Sometimes we can clean the terminals; more often the corrosion has crept into the board traces and the module gets replaced.
  • New keypad codes will not save. The EEPROM that stores codes has reached its write-cycle limit. This is a known lifespan reality for LiftMaster keypads in continuous outdoor service – expect six to nine years before the memory degrades past reliability.

Access control work sits in a middle zone: some of it is genuinely approachable, and some of it will hurt you or your equipment if you get it wrong. What you can safely do before calling anyone: check the keypad’s physical condition – cracked housing, water inside the lens, visibly corroded wire connections at the terminal strip. Those photos tell us a lot before we even arrive. What you should not do: open the main operator enclosure and start probing the control board. LiftMaster logic boards run live 120V at the input and the transformer does not isolate the way a homeowner assumes it does. The board you are poking has energized terminals even when the gate is idle.

We also regularly see homeowners wire a new keypad backward and toast the receiver input, turning a $200 job into a $500 job.
