The gate had jumped its rear guide roller and was grinding against the track with every cycle. The homeowner in West University Place had been using the manual release for nearly a week because the motor kept stalling under load. We pulled the gate back onto the track, replaced the worn rear guide roller, reset the limit switch, and photographed the new position before we left. The gate now cycles quietly, and the photo-eye sits at the correct beam height so the reversal feature works as designed.
Broken Weld on a Steel Driveway Gate: Re-Welded and Reinforced
A cracked weld at the lower hinge had let the gate sag about an inch and a half, which put the top hinge under constant stress. Left alone, this is how a gate eventually tears its hinge off the post. We ground out the old weld, re-welded the joint, and added a small gusset plate to better distribute the load. The gate now sits level on its hinges, and the before-and-after photos show exactly where the stress crack was and where the reinforcement went in.
Ghost Controls Opener Not Responding: Module Replaced and Settings Restored
The gate would open but not close, and the remote worked only intermittently. We traced the problem to a failed control module, not the motor itself, so a full opener replacement wasn’t needed. We installed a new Ghost Controls module, restored the user settings, and tested the gate through twenty full cycles while photographing the original module’s diagnostic lights and the new module’s programming screen. The owner got a written record of the part number and a working remote pair before we pulled out of the driveway.
Sagging Ornamental Swing Gate: Hinge Rebuild and Post Anchor Check
An ornamental steel gate had dropped enough to drag across the concrete on the latch side. The hinges weren’t just worn; the bushings had wallowed out inside the barrel hinges and were no longer round. We removed the gate, pressed in new hinge bushings, and verified the post anchors with a level before rehanging. The latch now lines up dead center, and the gate swings with two fingers instead of a shoulder.
FAAC Hydraulic Operator Leaking: Seal Kit, Fluid, and a Clean Tune-Up
A slow fluid leak had left a stain on the operator housing and made the gate sluggish halfway through its travel. The customer assumed the whole operator was shot. We replaced the seal kit, flushed and refilled the hydraulic fluid to the correct level, and adjusted the bypass valves so the gate closes with firm but safe pressure. The operator is now dry to the touch, and the photos show the before-and-after of the housing and the fluid level sight glass.
Mighty Mule Arm Bracket Pulled Loose: Re-Anchored and Re-Aligned
The opener arm bracket had ripped its lag screws out of the gate frame, which left the arm flailing at the end of each cycle. This is one of the most common failures we see on residential swing gates in West University Place, and it gets worse fast when the gate is used daily. We drilled and re-anchored the bracket with through-bolts, realigned the arm to the opener’s travel path, and re-ran the travel limits. The bracket is now more secure than the original installation, and the photo log shows the stripped holes and the new hardware side by side.
